Why Houston Slabs Sink in the First Place

Almost every home in the Houston area sits on a slab poured directly over expansive clay — the notorious Beaumont clay that swells when it's saturated and shrinks hard during our summer droughts. That shrink-swell cycle, not freezing (we don't get frost heave here), is the real culprit behind sinking driveways, tilting patios, and pool decks that suddenly have a lip you catch your toe on. Water main leaks, poor original compaction, and even heavy live oak roots can accelerate the settling. When the clay beneath a slab loses volume or washes out, the concrete above has nothing to rest on and drops.

The good news: a sunken slab usually doesn't mean the whole thing needs to be torn out. In most cases the concrete itself is fine — it just needs to go back where it belongs. That's where lifting methods come in.

Mudjacking (Slabjacking) vs. Polyurethane Foam

Both methods raise a settled slab by pumping material underneath it through small drilled holes, but they work differently and suit different situations.

  • Mudjacking (slabjacking): A slurry of cement, soil, and sand is pumped beneath the slab to fill voids and lift it. It's a proven, decades-old technique and the material cost is generally lower, but the mix is heavy, can take longer to cure, and the larger holes (often 1–2 inches) leave more visible patching.
  • Polyurethane foam lifting: A two-part expanding foam is injected through dime-sized holes. It cures in minutes, weighs a fraction of mudjacking slurry (important over already-compromised clay), and is largely unaffected by moisture — a real plus given how much our sub-base moisture content swings between August drought and a wet fall.

For driveways, patios, and pool decks — the three areas where we see the most settlement calls — foam has become the more common recommendation locally because it doesn't add significant new weight to soil that's already struggling, and pool decks in particular can't tolerate slow cure times near water features and daily foot traffic. That said, mudjacking still has its place on large slabs where cost matters more than speed or holes are less visible.

Is It a Lift Job, or Does It Need to Be Replaced?

Not every sinking slab is a good candidate for either lifting method. A qualified local pro will check a few things before recommending anything:

  1. Step 1 – Measure the differential. A slight, gradual dip is usually liftable. Severe, multi-inch drops or slabs broken into several independently moving pieces often need replacement instead.
  2. Step 2 – Inspect the crack pattern. Hairline surface cracks from normal curing are cosmetic. Diagonal cracks, cracks that step across a joint, or cracks you can slide a coin into usually indicate active movement and change the plan.
  3. Step 3 – Check the sub-base condition. If clay has washed out from a plumbing leak or drainage problem, that issue has to be fixed first, or any lift will just sink again.
  4. Step 4 – Confirm the slab's structural integrity. Foam and mud both need a slab strong enough to be lifted as a unit. Heavily spalled or rebar-exposed concrete may need resurfacing or replacement instead of lifting.
  5. Step 5 – Match the method to the location. Pool decks and areas near plumbing lean toward foam; large open driveways sometimes make sense for mudjacking on a budget.

Timing, Permits, and Watering Habits

Late fall through early spring tends to be the easier window for slab lifting work in the Houston area — the clay is closer to its natural moisture level rather than the bone-dry contraction of August, which means less risk of the fix settling again right away. In a drought summer, keeping a soaker hose running along the perimeter of a slab (not directly under it) can reduce how far the clay pulls away, buying time until repair.

If the sinking slab is a driveway approach or a sidewalk section in the public right-of-way, don't assume it's purely a private repair — the City of Houston (or your suburb's Public Works department) may require a permit for work in the ROW, and a call to 311 or your local Public Works line will tell you whether that applies. Homes in a deed-restricted subdivision may also need HOA sign-off before any exterior concrete work, even a lift job that doesn't change appearance. A legitimate contractor will flag this upfront rather than let you find out after work starts.

Avoiding a Bad Repair

Concrete lifting is also a favorite entry point for the door-knocking "we have leftover material" crews that show up after storms. Before hiring anyone:

  • Confirm they carry liability insurance and will name it in writing.
  • Get a written scope specifying which method (foam or mud), hole count/size, and expected cure time.
  • Ask how they'll address the underlying cause, not just the symptom.
  • Check recent local reviews, not just a handful from years ago.

This applies whether the job is a driveway, a patio, or a stretch of sidewalk or walkway — all three settle over Houston clay for the same underlying reasons, even though the fix can differ by location.

The bottom line: for most sunken driveways, patios, and pool decks over Houston's clay sub-base, a proper diagnosis — not the lifting method itself — is what determines whether you get a repair that lasts.
