A settled patio causes two problems, and the second one is the expensive one. The obvious issue is the uneven, dropped slab you can catch a foot on and the gap that opens where the patio meets the house or the steps. The less obvious — and more serious — issue is drainage. Patios are supposed to slope gently away from the house. When one settles, it often starts pitching back toward the foundation instead, funneling every rain straight against the slab of the house. In Houston's expansive-clay soil, keeping water away from the foundation is one of the most important things a homeowner can do, so a patio draining the wrong way isn't cosmetic — it's actively working against your foundation. Leveling the patio back to a proper slope fixes both problems at once.

Patios tend to be among the first slabs to move because they're often poured on backfilled soil right against the house — ground that was disturbed during construction and never as stable as undisturbed earth. Layer Houston's expansive clay on top of that, with its constant wet-and-dry swelling and shrinking, plus roof runoff from downspouts landing right at the patio's edge, and you have a recipe for washout and settlement. The slab loses support underneath, cracks, and drops. The good news is that a patio is one of the most straightforward slabs to level: if the concrete is sound, we raise it from below, re-establish the slope, and seal any cracks — usually in a few hours, and always for a fraction of what tearing it out and repouring would cost. If the surface itself is worn or spalled beyond a crack fill, resurfacing can renew the look once the slab is level.
