Once the clay has finished its seasonal shrink and cracks have shown themselves, that's actually the ideal window to get repairs scheduled — typically late summer through fall, before winter's milder moisture swings and before next spring's rains cause the clay to swell back. Repairing while the ground is in its 'settled' dry state, rather than mid-swing between wet and dry, gives a truer picture of what's sinking, what's stable, and what's just a surface crack. It also means any leveling work — whether that's traditional mudjacking or polyurethane foam injection under a driveway or pool deck — is being done against a sub-base that isn't actively shifting underneath the crew's work.

Permits, HOAs, and Choosing the Right Fix

If a repair involves the driveway approach at the street or a sidewalk section within the public right-of-way, most Houston-area municipalities require a permit through Public Works, and a quick call to 311 or your city's engineering department will clarify what's needed before work starts. In deed-restricted subdivisions across Katy, Cypress, Sugar Land, and similar communities, HOA approval is often required too, especially for resurfacing that changes color or texture.
